Sugarbush Resort’s next phase of development at Lincoln Peak calls for a multi-year project consisting of eight building sites with a mix of townhouses, condominiums and mixed use buildings.
Sugarbush presented its plans for the Rice Brook residences and the project to the Warren Development Review Board on December 19.
These new homes will be built in phases beginning with the new Rice Brook residences that are planned to house six townhomes and nine condominiums in three buildings. All residences are intended to have underground parking.
Sugarbush has retained The Design Group of Warren, VT, for architectural and master planning services for the project. Architects Jim Edgcomb and Jeff Schoellkopf, AIA, LEED AP, are partners in The Design Group.
The new development will create connectivity between the Lincoln Peak Village, the existing base area and historic Sugarbush Village in all seasons and to fit architecturally with Clay Brook and the three new base lodges, Gatehouse, Farmhouse and Schoolhouse. Ski access in and out of Sugarbush Village will be maintained, pedestrian connectivity will be improved and parking spaces will be created for Sugarbush Village businesses as part of the development plan.
“Despite the challenging economic and real estate climate, we are encouraged that there are Sugarbush families interested in making a further commitment to The Valley,” said Win Smith, president of Sugarbush Resort. “We are attempting to put together a plan that builds upon our vision of making Sugarbush a better place for all and one that reflects the character of our great Valley and will benefit others in The Valley.”
Construction is planned to begin in late April 2012, subject to the acquisition of state and local permits and sales commitments.
The Phase II project will be built on land in the Sugarbush Village Commercial Zoning District, between the Rice Brook to the north and the Lincoln Peak base area to the south. Eighty to ninety new residential units will be constructed and all buildings will have underground parking.
Ground level parking and access roads will be shared with Sugarbush Village and pedestrian connections will be created between the existing base area and Sugarbush Village.
The project also calls for completion of the Hotel Brook restoration project, stormwater and utility infrastructure, moving and replacing the Village Double chair and improving skier traffic management at the approach to the Village Double. Also proposed are upgrading children’s ski-school terrain and the creation of five new parcels to accommodate the proposed buildings.
Phase II will be built over several years, with implementation of each part based on market demand.
“The goals of the project remain consistent with previous base projects and stems from the need to improve guest facilities and increase the bed base at the resort. In developing these goals we continue to rely on the guiding language set forth in the Warren Town Plan and Land Use and Development Regulations. These goals include integrating the buildings into the natural landscape, improving pedestrian and vehicular circulation and connections to the surrounding areas, improving stormwater management and water quality in the Clay Brook and Rice Brook watersheds, maintaining the visual gateway to the Green Mountain National Forest, and creating services and facilities that strengthen Sugarbush in the year round resort marketplace,” Sugarbush wrote in its letter describing the project to abutters.
