I appreciate the disparity in cost between rehabbing the church property and new construction; nevertheless the appeal of The Valley lies not in the new but in the sense of history and obvious love that has kept alive buildings that other areas would have destroyed. I assume that historic preservation grants have been investigated; if not, they could make a difference. And do not discount individual donations similar to the fund-raising for the health center and the restoration of the Single Chair at Mad River. There may be other paths to be explored before deciding on the cheaper fix.
