Waitsfield BCA begins grievance hearings

The Waitsfield Board of Civil Authority will begin hearing 50 tax assessment grievances tonight (Thursday 7/13)

The BCA will hear 50 grievances which were elevated to the BCA after property owners grieved their appraisals to the town listers last month. The town of Waitsfield recently completed a townwide reappraisal and mailed out notices of new property values to property owners. The first part of the grieving process involved 200 property owners coming before the listers. Of those 200 original grievers, 50 are continuing on to the next phase of the process.

That process gets underway tonight, July 13, at the Waitsfield town offices at 6:30 p.m. The town's justices of the peace, select board and town clerk make up the BCA. Those who have grieved to the BCA have been sent written notices of when their hearings will be.

Once those hearings are done, the BCA will issue findings. While the grievance hearings will continue, the town select board has already set a tax rate for the coming year. As the townwide reappraisal almost doubled the amount of the town's Grand List, property tax rates have gone down by almost half.

The municipal tax rate this year is 29 cents per $100 of appraised value. Last year the municipal rate was 54 cents per $100 of appraised value. The statewide property/education tax is down 45 percent this year. The rate for residents is $1.119 and the non-resident rate is $1.166.
